Why people call

  • The home you live in

We quote the building, your belongings up to the policy limits, and your liability. A rental house is a different form.

  • Florida wind, in writing

Hurricane and other wind deductibles are often a percentage of the dwelling limit. We show that page.

  • Flood stays separate

We will not describe a homeowners quote as flood coverage. Ask if you want flood quoted beside it.

What we look at on a Palm Bay house

The address, the roof, and the deductible page decide more than the logo on the quote. After a storm, some carriers stop writing new policies for a while. If the market is closed, we will say so. Citizens is one option we can quote when other carriers will not make a comparable offer. It is not our automatic first stop.

A wind-mitigation inspection can change a premium. We do not promise the size of any discount. If you move out and rent the house, tell us before that happens. The homeowners policy you live in can refuse a rental claim you did not disclose.

Call or text (321) 429-1182. Have the address ready. A current declaration page helps if you have one.

A free quote is not a policy. Nothing on this page is a binder of coverage.

Questions people ask

Does homeowners insurance cover flood?

No. A standard homeowners policy typically does not cover rising water, storm surge, or standing floodwater. Wind-driven rain that enters through wind damage is a different question, and it still depends on the policy. We quote flood on its own.

What is a hurricane deductible?

On many Florida policies it is a percentage of the insured value of the house, and it applies to hurricane losses. It is often larger than the deductible for a kitchen fire. We point at your percentage. We do not use a sample percentage as if it were yours.

My roof is older. Can you still quote the house?

Sometimes. Carriers in Florida set their own roof-age rules, and some will not write an older roof. Tell us the year it was replaced if you know it. If no carrier will offer, we will say the market is closed for that house.

Should I use Citizens?

Citizens is a Florida insurer for people who do not get a comparable offer elsewhere. We shop other carriers first. If Citizens is the remaining option, we will say what the deductible and the dwelling limit are. It is not automatically the cheapest policy.

What does replacement cost mean?

It is the cost to repair or rebuild with similar materials, up to the limit on the policy, and only when the policy form says so. Actual cash value subtracts depreciation. Roofs are sometimes paid differently from the rest of the house. We show which form the quote uses.

I rent the house on Airbnb. Is this the right page?

No. Short-term rentals are often excluded from a policy written for a home you live in. Use the landlord page and say the stays are short. Hiding the rental is how claims get denied.

Can an inspection lower my premium?

A wind-mitigation report can change the price if the carrier accepts the credits. We do not promise a discount, and we do not know the dollar amount until the carrier rates the form.

Is the homeowners quote free?

Yes. You do not pay us to compare. A quote is not a policy until a carrier binds it.
