Why people call

  • The property you schedule

The building, business personal property, or both. If it is not on the policy, do not assume a loss is covered.

  • Florida wind, in writing

Hurricane and other wind deductibles are often a percentage of the insured value. We show that page of the quote.

  • Flood stays separate

Rising water is not a wind claim. Ask if you want flood quoted beside the property policy.

What it covers

A commercial property policy can cover the building you own, the improvements you made in a space you lease, and the equipment, furniture, and inventory you list. Some forms add business income for a covered loss that shuts the doors. That income coverage has a limit and a time cap. We will say whether the quote includes it.

It does not pay when a customer is injured. That is general liability, or the liability half of a business owners policy. It does not cover vehicles. It does not cover flood. After a hurricane, some carriers pause new business. If the market is closed for your address, we will say so.

Who needs it

A business in Palm Bay, Melbourne, or elsewhere in Brevard County that owns a building, leases a space with improvements or stock, or would have to replace equipment to reopen. A homeowners or renters policy is the wrong place for business property, especially if clients visit or you keep inventory.

Call or text (321) 429-1182. We need the address, what you do there, and whether you own or lease. Choose Commercial property on the quote form. We do not publish a sample premium.

A free quote is not a policy. Nothing on this page is a binder of coverage.

Questions people ask

Does general liability cover my building?

No. General liability responds to injury or damage you cause to someone else. The building, your equipment, and your inventory need property coverage, either on this form or inside a business owners policy if you qualify for one.

Is flood included?

No. A standard commercial property policy does not cover flood. Storm surge and rising water need a separate flood policy. A hurricane deductible on the property quote is not flood coverage.

What is a hurricane deductible?

On many Florida property policies it is a percentage of the insured value, separate from the deductible for other claims. Your percentage is on the quote. We will not use a sample percentage as if it were yours.

What is the difference between the building and business personal property?

The building is the structure. Business personal property is the stuff inside that the business owns: furniture, equipment, and inventory. A tenant often insures the second and not the landlord’s walls. Tell us which one you need so we do not insure the wrong interest.

Will it pay my bills if I have to close after a fire?

Only if the quote includes business income or a similar coverage, and only for a covered cause of loss, up to the limit and the time on the form. It does not pay because business slowed down with no physical loss. We will point at that section.

I lease the space. Do I still need this?

Often yes, for your equipment, stock, and any improvements you paid for. The landlord’s policy covers the landlord’s building, not your furniture. Read the lease. Some leases also make the tenant insure the glass or a share of the building.

The roof is old. Can you still quote it?

Sometimes. Carriers set their own roof-age rules, and some will not write an older roof in Florida. Tell us the year it was replaced if you know it. If no one will offer, we will say the market is closed for that building.

Is the quote free?

Yes. Comparing commercial property options with this office is free. A quote is not a policy until a carrier binds it.
